Our rental management process
Onboarding
We take over the property: lease, deposit, tenant details, outstanding maintenance and the condition record, reconciled before the first collection.
Move-in
A documented incoming inspection with photographs, deposit lodged in an interest-bearing account, and a lease compliant with the Rental Housing Act.
Ongoing management
Rent collection, arrears follow-up, maintenance coordination, periodic inspections and monthly reporting.
Renewal or exit
Market review, renewal and escalation negotiation, or an outgoing inspection and deposit reconciliation if the tenant leaves.
Rental management questions
How much does rental management cost?
Our rental management fee is based on the property and the level of service you need, and is normally a percentage of the monthly rental. Get in touch and we will provide a clear, no-obligation quote for your property.
How do you screen and vet tenants?
Identity and FICA verification, a credit bureau check, affordability tested against payslips and bank statements, employment confirmation, and references from previous landlords including their payment profile.
Screening is where rental management is won or lost. A vacancy is expensive; the wrong tenant is far more expensive.
What happens if my tenant does not pay rent?
Arrears are followed up immediately in terms of the lease, escalating to a formal letter of demand. You are informed as it happens rather than at month-end.
If it is still unresolved, the matter goes to the Rental Housing Tribunal or to attorneys for cancellation and eviction. Eviction in South Africa requires a court order under the Prevention of Illegal Eviction from and Unlawful Occupation of Land Act — no landlord or agent may lock a tenant out or cut off services, and doing so damages the landlord's own case.
How is my rental income paid out to me?
Rent is collected into our trust account. We deduct the management fee and any approved expenses, and pay the balance to you on an agreed date each month with a statement showing exactly what was received, what was deducted and why.
Who handles maintenance and repairs?
We do, within a spending limit agreed with you upfront. Anything above that threshold comes to you with quotes before work proceeds.
Responsibility generally splits as follows: the landlord maintains the property in a habitable condition, and the tenant is responsible for damage beyond fair wear and tear. The incoming and outgoing inspection reports are what make that distinction enforceable.
